The Complete
Hotel Linen
Buying Guide

March 2026 10 min read Anurag Textiles

Whether you manage 15 rooms or 200 — the fabric quality, thread count, and supplier you choose have a direct impact on your guest reviews and your housekeeping costs. No fluff — just what actually matters.

Before you buy anything, you need a clear inventory picture. Most hotels need: bedsheets (flat or fitted, in all bed sizes in use), pillow covers (typically 2–4 per bed), duvet / comforter covers if you use duvets, and towels.

The industry standard is 3-par stock — three complete sets per bed running simultaneously at all times.

🛏️
1 Set
On the Bed
In active use by guests at any given time.
🫧
1 Set
In Laundry
Being washed, dried, and pressed.
📦
1 Set
In Reserve
Clean, folded, ready for immediate use.
Example: A 50-room hotel with all double beds needs at minimum 150 bedsheet sets and 300 pillow covers at 3-par. Most procurement managers round up to 4-par to account for damage and stock loss.
The Most Misunderstood Number

Thread Count:
What It Actually Means

A 200 TC sheet made from long-staple cotton will feel softer and last longer than a 400 TC sheet made from short-staple cotton with twisted yarn. Manufacturers can inflate TC by twisting multiple thin threads together — a common shortcut. Match TC to your hotel tier.

Sweet spot: For most Indian hotels in the 2–4 star range, 200–250 TC cotton or cotton-poly blend balances comfort, durability, and cost far better than chasing high TC numbers.
Fabric Selection

Cotton, Blend or Microfiber?

🌿
100% Cotton
Best for 3–5 Star Hotels

Breathable, holds up to bleach, feels natural. Requires pressing but lasts the longest. The standard choice for hotels serious about guest comfort.

  • Excellent bleach & disinfectant tolerance
  • Naturally breathable — vital in Indian heat
  • 200+ wash life with proper care
  • Hypoallergenic for sensitive guests
  • Higher upfront cost
  • Requires ironing / pressing
⚗️
Cotton-Poly Blend
Best for 2–3 Star Hotels

60/40 or 70/30 cotton-poly. Easier to launder, less ironing needed, more wrinkle-resistant. Good durability at lower cost than pure cotton.

  • Wrinkle-resistant — saves laundry cost
  • Handles light bleach well
  • 200+ wash life
  • Lower cost than pure cotton
  • Slightly less breathable than pure cotton
  • Feels synthetic to some guests
Microfiber
Best for Budget / Low Occupancy

Soft out of the box, low cost, great for display. Doesn't hold up well to bleach or industrial laundry. Best for low-turnover or decorative use only.

  • Lowest upfront cost
  • Very soft feel initially
  • Vibrant print options
  • Poor bleach tolerance — yellows quickly
  • Not suitable for industrial laundry
  • Lower wash life (150–180 cycles)

Bed Size Guide
for Indian Hotels

Indian bed sizes are not always consistent with international standards, and even within India, different furniture manufacturers use different dimensions. Always measure before ordering.

Bed Type Mattress Size (common) Flat Sheet Size Fitted Sheet
Single36″ × 72″ (90×183 cm)60″ × 90″36″×72″ + 8–10″ pocket
Double54″ × 72″ (137×183 cm)90″ × 100″54″×72″ + 8–10″ pocket
Queen60″ × 72″ (152×183 cm)90″ × 108″60″×72″ + 8–10″ pocket
King72″ × 72″ (183×183 cm)108″ × 108″72″×72″ + 8–10″ pocket
Important: Always measure your mattress depth before ordering fitted sheets. If your mattress is taller than 8″, standard fitted sheets won't stay on. We can manufacture custom pocket depths — just mention this when ordering.

Laundry Considerations:
Design for Your Operation

♨️
Wrinkle Resistance Matters

If you're sending linen to an external laundry, cotton sheets will need pressing. Cotton-poly blend often needs only a shake and fold. Factor in the pressing cost per cycle when comparing fabric prices — it adds up quickly across a full hotel inventory.

🧪
Test for Bleach Tolerance

If your laundry uses bleach (as most commercial laundries do), request a bleach-test sample before ordering. Quality cotton handles repeated bleaching; most microfiber does not — it yellows and pills after 30–40 washes with bleach.

🎨
Colour Strategy

White linen projects cleanliness to guests but requires aggressive laundry treatment to maintain. Many 3-star hotels find that light grey or cream works well as a compromise — hides minor staining while still reading as clean to guests.

Direct Manufacturer
vs Distributor

Most hotels buy linen through local distributors or wholesalers. The distributor model is convenient, but you're paying a margin that can range from 15–30% on top of factory price — for a hotel replacing its full inventory every 2–3 years, that's a significant ongoing cost.

Via Distributor
The Middleman Model
  • 15–30% margin added on factory price
  • Limited or no customisation
  • No direct contact with manufacturer
  • Slower issue resolution
  • Stock limited to distributor's range
Direct from Factory
The Anurag Textiles Model
  • Factory-to-buyer pricing, no margin added
  • Full customisation available
  • Direct contact with the manufacturer
  • Faster issue resolution and reorders
  • Full catalogue with custom specifications
